Where are you located?

Our office is located in the central Auckland suburb of Avondale.

 

How long have you been in business?

Brent also lives in Avondale, and has been involved in residential property management within the area for over 20 years. He started his own firm in June 2012, and is enthusiastically applying his multi award winning skills to his own growing client base.

What are your property management fees?

We charge a rate of 7.5% (+GST) on any rent collected and accounts paid on your investment property.  This entitles you to a full range of services, including in going and out going inspections. Quarterly inspections are $40.00 (+GST) each.

 

How much is it for tenants to move in?

Our standard tenancy agreement requires a bond of 3 weeks rent to be paid in advance, along with the first week’s rent and a letting fee (which is 1 week’s rent +GST), unless otherwise advertised.

 

How often are inspections carried out?

We will carry out an initial inspection before a new tenant moves in, and then conduct quarterly inspections (every three months) thereafter. We issue you with a complete inspection report, including photos if required.

 

How much notice does a tenant give before leaving?

For a periodic tenancy agreement, you are required to give 21 days written notice.

 

What about power, lawns, etc?

We are happy to help to have the power and gas connections set up. Unless otherwise stated on the tenancy agreement, tenants are to be responsible for upkeep of the lawns and gardens.

 

What are the rules surrounding a fixed term tenancy?

Under a fixed term tenancy you sign up for a specified term, and are liable for rent until that term expires. During this time the rent can be increased.
